Builden was founded on a simple idea: the quality of a renovation is decided long before the final coat of paint. How We Work – From Idea to Handover

One contractor for structure, MEP, and finishes eliminates gaps at interfaces. We manage site protection, deliveries, and building rules. Quality is measured, photographed, and signed off at each stage.

Discovery & Survey

We visit, measure, photograph, and listen. We confirm goals, constraints, budget range, schedule drivers, and any deadlines (move-in, baby on the way, listing date). You receive a high-level concept and options.

Scope, Budget & Timeline

We assemble a transparent proposal with line-item scope, allowances, alternates (good/better/best), and a Gantt-style schedule. Permits, inspections, and lead times are built in—not bolted on.

Design Coordination & Approvals

We coordinate with your designer/architect or provide design support: drawings, finish schedules, lighting plans, and product data sheets. We secure approvals and order long-lead items early to protect the schedule.

Preparation & Protection

Site protection (floors, banisters, dust control), safe isolation of utilities, and clean demo. We prep substrates correctly: leveling, moisture checks, primers, acoustic layers, and blocking where needed.

Build & Install

Framing, MEP rough-ins, inspections, close-insulation, drywall, millwork, tile, flooring, painting, fixtures, and commissioning. We sequence trades to avoid stepping on finished work and keep the program tight.

Quality Control & Punch List

We measure flatness and plumb, check tile lippage and grout joints, verify ventilation airflow, test plumbing, and tune doors/drawers. A shared punch list is cleared before handover.

Clean Handover & Aftercare

We deep-clean, remove protection, hand you a closeout pack (warranties, paint schedules, product manuals), and walk the space together. We’re available for seasonal tune-ups and future phases.
